My Commercial Roof Is Leaking: What Can I Do?

Commercial Roof Winnipeg

Nobody wants a leak in their roof, but unfortunately, it happens. A commercial flat roof is relatively simple to build. However, they require regular maintenance and inspections to ensure their proper functioning. If your roof is leaking, it's crucial to find out the source of the problem and solve it as soon as possible. Otherwise, you might have a soaked floor, damaged goods or even an injured customer!

What Are Some Common Problems That Cause Commercial Roof Leaks?

Poor Drainage

A clogged drain is commonly caused by leftover construction debris, leaves or any other debris from severe weather. Ideally, gutters should be cleaned at least once a year to keep them clear and in good condition. Gutters can also degrade over time and lead to flooding, leaking and vegetation growth.

Roof Lights

If roof lights are not properly maintained, they can become discoloured and brittle over time. With Canada's harsh weather conditions, you can imagine how a strong gust of wind can tear the roof light and leave your building exposed to the elements.

Ageing

Over time, cladding panels can crack and peel, which leaves the cladding exposed to moisture in the air. Rusting and leakage inevitably follow.

Environment

Your commercial roof is continuously exposed to harsh environmental conditions. Rain, wind, snow, hail, and sun can all cause wear and tear to industrial roofs.

What Should I Do?

First thing first, don't panic. Try to stay calm and clear the area of any equipment, supplies, furniture and people. Anything that cannot be relocated can be protected with plastic sheets. If the ceiling is actively dripping, you can use a trashcan or a bucket to collect the water.

Now that the area is clear, it's time to find the source of the water. Mark the location of the leak as well as any visible point of entry with tape or paint. This will help you correctly inform your roofing contractors and insurance agents. It's a good idea to do this as the leak occurs as it may be difficult to locate it accurately later on. You should also check the entire facility for any other leaks as there is a high chance that there are other leaks in the building.

The good news is that as long as you catch the leak early, you can save yourself the trouble and costs of a complete roof replacement.
